A house that was adequate ten or fifteen year ago, lacks sufficient space... so, here is one option to solve
that problem!!! add a first floor addition to your home.

You can add family rooms, sun rooms, dens and kitchen!!! as per your requirements. There is also the
option of including a basement, if need be.

However, this will substantially add to the cost of a first floor addition.

It's possible to create a first floor addition with a crawl space or slab foundation. For practical reasons, all
 considerations should be taken into account if possible!!! a slab foundation is the best way to go about it.

Most people who go for a first floor addition design!!! think only about the space requirements... and the
interior decor.

However, it is worth paying attention to the aesthetics of the exterior.

The additions should match the exterior; otherwise the exterior of the first floor addition will look odd and
out of place with the rest of the house.

When the time comes to sell the house!!! if there is any mismatched looks, buyers will be few and far between.

Though it may be larger in size, the overall value will drop!!! and you will take a financial hit.

Therefore, Careful Consideration Of Both Interior And Exterior Should Be Taken Into Account... In The First Floor Room Additions Design.

FIRST FLOOR ADDITION EXTERIOR DESIGN CONSIDERATIONS:

Aesthetics:

This is a very important note!!! remember, what catches the eye first is... the exterior aesthetics.

The first floor addition should be of proportional size so that the exterior outline of the old and new are matched. Otherwise the first floor addition will stick out like a "sore thumb".

The exterior location of the doors and windows of the addition are also important.

The windows should be of the same size and style of the old windows. Any grill work on the new window
should look alike to the old grills.

If the old exterior door was made of good quality timber with hand carved motif, then select a suitable door
for the addition.

Matching doors and windows will complement and add to the aesthetic looks of the exterior.

Similarly, if the old section had an wood clapboard exterior, then using vinyl on the addition will look out
of place.

Roofing:

Roofing is a major consideration in a first floor additions design.

A new roof should meld with the existing roof line. Even if it's abutment to an exterior wall of the old portion, there should be symmetry in the roof line.

The best choice of roof designs are shed, hip and gable.

Depending on your existing roof, you can select one of these three or any other type, subject to it matching
the existing roof.

The pitch of the roof should match.

Ensure that the roof shingles match the old shingles. If the new roof directly attaches to the old, to prevent
a visible shingle seam, it is best to shingle the entire roof.

Flooring:

The cheapest option is carpeting... for the additional area.

Wooden and ceramic tile floors would look better!!! and are easy to maintain, but the costs are so much
more. So, if it is within your budget, go for the latter... It adds so much more value to your home.

Heating And Cooling:

Careful attention has to be paid to heating and cooling. The original heating and cooling system may not
be able to work efficiently with the additional space.

An upgrade in the capacity of the heating and cooling system may be needed. If that is not possible, then
adding a separate heating and cooling system... might be the go, with your new space.

Electrical Considerations:

There may not be sufficient capacity in your old electrical panel. So, you may have to add anywhere up to
three new circuits to your old panel. To do this, either add a larger main circuit panel, or you can install a
sub-panel.

You Will Also Have To Decide On The Cabling For The New Section. As You Can See, A
First Floor Room Additions Design Needs A Lot Of Thought And Input To Make It Work For You And Your Home.
