Owning a new home gives a wonderful feeling Right

When you walk into your new home, things are brand new, the walls, floor etc. are squeaky clean.

Remember, though it may appear perfect there may be hidden defects which will rear it's head as time
goes by. If the defect is small, it can be repaired quite easily.

What happens if the defect is a major one like a structural defect, which threatens the very safety of the building?

The problem may be only detected long after the project is completed This could be a big pain in the ass, especially when the contractor has gone!!! and taken Your hard earn cash Right.

What a nightmare

So, what can be done in such a situation?

Well, as the saying goes

"LOOK BEFORE YOU LEAP"

Remember To Read The Building Contract Carefully:

First and foremost when you sign a contract to a new home built is read the contract carefully and see
what it is all about, especially the fine print.

If you have any doubts, ask the builder up front what it means and, get it in writing This will help you in
the long run, if there are any legal proceeding or adjustments needed in the final price.

Make sure to check what type of materials and equipment is used, or going into the building make sure
they are of good quality.

Remember, If you have any problems with the items mentioned make sure to take it up with the builder.

You may not be able to understand all the legal jargon used in the contract.

This is why It would be wise to have it look at and, understand the written word by a legal expert.

There Are An Abundant Construction Monitoring Plans To Think About

The first one that comes to mind is Engage and entrust in a "Professional" individual.

As construction goes on, and the house is being built, some of the vital building phase of the house gets
buried and, may not be visible for the rest of the house lifespan.

One that comes to mind is the footings may not have been properly laid, or the plumbing may be of sub
standard quality.

Remember, there are so many defects that could exist but, are concealed from view.

You may not have the time to monitor the construction or lack the expertise to know if something is being done the right way or the wrong way.

In the long run, it may be better to engage in a professional individual to monitor the construction phase.

If your home is not a standard design but, has been design as a one off for you, then you can engage in
a builder to undertake the construction monitoring phase.

If this is not possible, it is better to enlist the services of a professional individual.

What will a professional bring to the table, in regards to construction monitoring?

Well, for starters years of background knowledge, training and experience that you don't have.

* They have the expertise and knowledge to see if the work is proceeding as per the plan and schedule.

* They know all the relevant laws and what your rights are when an unexpected problem crops up during
the construction phase.

They will be able to resolve any problems that arise and advice you about any design changes that require
problem solving.

*They will also be able to monitor all the finer details of the house construction phase.

This requires experience and expertise in the field to an untrained eye

Remember, when concrete is poured, it all looks the same.

An example might be if it has not been mixed using the proper proportions of ingredients, the concrete will
be weak and, will not stand the full service life as per the design.

The dimensioning and positioning of load bearing elements may not be correct this could have a serious impact on safety.

These problems may come to head, only years after the construction is over and, you might not have any
legal remedy at that point of time.

When You Engage A Specialist To Do The Construction Monitoring Phase
On Your Behalf Get Him To Specify The "S
cope" Of His Work.

Insist that all inspection reports, problems, design changes etc. are given to you in writing.

This ensures that you can keep track of the problems and, see that they have been rectified before the
house is handed over to you.

They will make periodic inspections and, check that the work is being carried out as per specifications.

CHECK THOROUGHLY BEFORE TAKING POSSESSION:

Before taking charge of the home from the builder ensure that the construction monitoring specialist has
given you the go ahead.

Insist that he is present when you do the pre-delivery inspection.

Go through all items in detail Make sure to satisfy yourself, that all the defects have been rectified.

Make sure the builder demonstrate how different systems work, such as electrical or plumbing to name
a few things.

Go over the details of the warranty and, know what your rights are.

Remember, buying a new home is an exciting venture Right.

A new home that has been built to the correct quality standards, will be a pleasure to live in for years to
come.

One thing to keep in mind is even if the cost are on the higher side of things, it's better to deal with a
reputed builder.

A reputed builder has a satisfied customer base that stands out, like a "Beacon" to attract new customers.
